What is soft washing and how is it different from pressure washing?
Soft washing uses a sodium hypochlorite-based cleaning solution applied at low pressure — around 100 to 500 PSI, similar to a garden hose — to kill algae, mold, mildew, and lichen at the cellular level. The growth rinses away because it's dead. Pressure washing uses high-pressure water (2,500–4,000 PSI) to physically blast growth off the surface. The problem with pressure washing on most residential surfaces is that it removes visible growth but does not kill the organisms — they re-establish from the root structure left behind. Soft-washed surfaces stay clean for two to three years in Pocono conditions; pressure-washed surfaces often look dirty again in six to twelve months.
Is soft washing safe for vinyl siding?
Yes. Soft washing is the correct method for vinyl siding. High-pressure washing can separate vinyl seams, crack older brittle panels, and force water behind the siding — most vinyl siding manufacturers specify low-pressure cleaning in their warranty language. Soft washing cleans vinyl completely at pressures that do not stress the seams, and the chemical treatment kills the algae and mildew that cause the green and black staining common on shaded siding in the Pocono lake communities.
Is soft washing safe for stucco?
Yes, when done correctly. Stucco is porous — its texture absorbs biological growth and is vulnerable to surface erosion from high-pressure water. Pressure washing stucco can erode the finish coat, widen existing hairline cracks, and drive water behind the stucco surface into the wall assembly. Soft washing applies solution at low pressure (100–300 PSI) calibrated for the surface, kills the growth chemically, and rinses clean without mechanical damage. What causes the black streaks on my roof?
The black streaking on asphalt shingle roofs is caused by a cyanobacterium called Gloeocapsa magma. It feeds on the limestone filler in asphalt shingles and spreads as dark vertical streaks across the roof plane. Left alone, it deteriorates the shingle surface and reduces the lifespan of your roof by years. Moss and lichen can follow, rooting into the shingles and lifting them at the edges. Soft washing removes the algae without the high-pressure damage that strips shingle granules — the protective coating that gives shingles UV resistance.
Will the cleaning solution damage my plants and landscaping?
Connor pre-soaks foundation plantings and landscaping before applying any cleaning solution and rinses them again after the job. The sodium hypochlorite solutions used in soft washing are calibrated to kill biological growth on exterior surfaces — they are not safe for direct contact with plants at full concentration, but proper pre-soaking and post-rinsing protects established landscaping. This is standard practice on every job, not something you need to ask for specifically.

How do you price a job? Do you charge by the square foot?
Connor prices based on the scope of the specific job — the square footage of exterior surface area, the surface types (vinyl, stucco, cedar), the level of biological growth, and whether services are bundled in a single visit. He gives free estimates, either from photos you send or from a property walk. You will have a real number before anything starts — no hourly billing that runs over, no surprise additions on the invoice.
How long does a house soft wash take?
A typical single-family home in the Pocono lake communities takes two to four hours from setup through rinse, depending on size, the number of surfaces being cleaned, and the level of growth. Connor does not rush the dwell time — the solution needs to work before the rinse. Bundling services (house wash plus gutters, plus deck) extends the visit proportionally. He will give you a time estimate along with the price estimate.
How often does a Pocono home need washing?
Most homes in the Pocono lake corridor need a full house soft wash every two to three years under normal conditions. Homes under heavy shade — north-facing, under mature tree canopy, near the water — can develop visible growth annually. Roofs typically need washing every two to three years as well. The indicator is simple: if you can see green or black discoloration on the siding or roof from the driveway, the growth has established enough to cause surface wear.
Do you do work on vacation rental properties and short-term rentals?

What does gutter cleaning include?
Connor clears debris from the gutter troughs — leaves, pine needles, seed pods, the compacted mat that builds up over seasons — and flushes the downspouts to confirm they run clear. He also checks gutter attachment points and slope while he's up there, and will tell you if he sees anything that should be addressed. He does not repair gutter systems, but he will note any attachment issues or sags he finds during cleaning.
When should I schedule gutter cleaning?
Fall (October–November) after the majority of leaf drop is done but before hard freezes. Spring (March–April) if you did not clean in fall or if your property was vacant through winter. For vacation properties, spring gutter cleaning is particularly important — the gutters collected a full season of debris with no one watching, and they need to be clear before heavy spring rain. Is it safe to soft-wash near my pets?
Keep pets out of the wash area during the job and for about an hour afterward while surfaces dry. The cleaning solution used in soft washing is not safe for direct skin contact or ingestion at working concentration. Once the surfaces are rinsed and dry, they are safe. Connor will let you know when the rinse is complete. If you have outdoor pens, kennels, or areas where pets spend time, let him know before the job starts so those areas can be rinsed first and cleared.
Do you do window cleaning?
Yes. Connor cleans interior and exterior windows as a standalone service or as part of a full exterior package. Window cleaning is most efficient when bundled with a house wash — the siding is clean, the frames and sills get cleaned as part of the window job, and the full exterior is done in one visit. For vacation properties, pre-season window cleaning is included in full exterior prep packages.
What time of year is best for exterior cleaning in the Poconos?
Spring (May) and early fall (September–October) are the two best windows. Spring cleaning addresses winter accumulation and April pollen — the one-two punch that builds up over the off-season. Fall cleaning addresses the summer's biological growth before leaf drop fills gutters again. For vacation homeowners, pre-Memorial Day is the most practical spring target. Post-Labor Day is the most practical fall target for rentals.
Can you wash a log cabin or board-and-batten exterior?
Yes. Log and board-and-batten exteriors are common in the Pocono vacation home stock and require the same low-pressure approach as cedar shake — the wood is open-grained and absorbs moisture, so high-pressure washing raises the grain and damages the surface. Soft washing at low pressure with a dilution appropriate for wood cleans logs and board-and-batten without those effects.
Do you operate year-round or is there a season cutoff?
Connor operates through the soft wash season, which runs approximately April through November in Monroe County. Cold temperatures affect the effectiveness of the cleaning chemistry — sodium hypochlorite works more slowly below 50 degrees Fahrenheit and should not be applied on frozen surfaces.
