Connor Cox started Soft Wash Exteriors of Pocono Lake. He is based in Locust Lakes Village, which means when he drives to a job in Pocono Lake, Arrowhead Lake, or Tobyhanna, he is driving through his own neighborhood. Why Soft Washing

Connor built the business around soft washing specifically because of what he saw high-pressure washing doing to homes in this corridor.

The Pocono lake communities have a biology problem. The combination of heavy tree canopy, proximity to lakes, and the humid summers Monroe County produces means that every A-frame, every vinyl-sided vacation rental, every cedar shake roof in this area deals with algae, moss, mold, and lichen that grows back faster here than it would in drier climates. Homeowners were calling pressure washing companies and getting clean-looking surfaces that were quietly damaged — cracked vinyl seams, shingles stripped of their protective granule layer, wood grain blown open.

The soft wash method treats the biological growth chemically instead of blasting it off physically. A sodium hypochlorite-based solution at the correct dilution for the surface type kills the algae, mold, and mildew at the cellular level. The growth rinses away because it's dead, not because it was forced off. The surfaces stay clean longer because the root cause is eliminated. And the surfaces themselves are not stressed by high pressure.

The Science, Briefly

There are two ways to remove algae from a vinyl siding panel.

The first: apply high pressure until the surface looks clean. This removes visible growth and pushes the rest into the seams. The surface looks good for a few weeks. The algae spores that survived under the seams re-establish. Repeat in six months.

The second: apply a sodium hypochlorite solution at low pressure. The solution penetrates the biofilm and kills the organisms at the root — the spores, the root structure, the entire biological community that was living in the surface. The dead growth rinses clean. Because the root structure is dead, regrowth is significantly slower. Most soft-washed homes stay clean for two to three years in these conditions.

This is not a proprietary method. It is what the Roof Cleaning Institute of America and most major shingle manufacturers recommend and what their warranty language specifies. Connor uses it because it works and because it does not damage the property he is hired to protect.
